In order to reach a decision on whether or not to proceed on a purchase of a residential property, it is advisable to. Michael Charles offer a service where we will inspect the relevant property and prepare an Expert Witness Report.
In order to reach a decision on whether or not to proceed on a purchase of a residential property, it is advisable to have a survey and valuation carried out. It may be that you are having a Mortgage Valuation carried out, however this is prepared only for the lender, and therefore should not be relied upon by any purchaser.
Building Surveys (formally known as Structural Surveys) are suitable for all residential and commercial property. It is advisable to have a Building Survey if the property which you are considering buying is of unusual construction, has perhaps been extended or altered or where a major extension or renovation is planned.
We also provide Commercial Valuations for the purposes of Inheritance Tax, Capital Gains Tax, lease renewals, rent reviews, acquisition and mortgage lending. They were amazing! We needed to find a surveyor on a very short notice and we’ve been trying to find one for hours. Nobody was available before 3 weeks a least and for a huge rate, but when we called Michael Charles Surveyors, they booked us for the same week and we received our report 2 days later. Very professional and quick! We Would recommend them to everyone!
