Accord is an independent RICS Chartered Surveying practice based in Guildford and Farnham Surrey providing professional services including building surveys, architectural design, structural engineering, project management and quantity surveying services. We are a member of the Faculty of Party Wall Surveyors and Pyramus and Thisbe Club, specialising in party wall matters and promoting best practice. And of course, Accord operate to the RICS rules of conduct and carry professional indemnity insurance.

Accord acted on behalf of a neighboring owner to negotiate terms for a Party Wall Award and Access License. The award and license were necessary for the developer next door to redevelop their site. We ensured that the provisions within the Party Wall etc 1996 were. We were instructed by the Management Agent of a flat block in Guildford to provide a Building Maintenance Survey and schedules of work.

If you are dealing with a large, older or rundown property, a building that is unusual or altered, or if you are planning major works, an RICS building survey (formerly called a structural survey) will give you a comprehensive structural report including defects, repair and maintenance options. A building survey costs more than the other RICS reports because it gives detailed information about the structure and fabric of the property.
As Chartered Building Surveyors we are trained and experienced to carry out specific inspections and producing expert technical defects reports in connection with building defects whether the problem is structurally related, i.e. progressive foundation movement, cavity wall tie failure or an ongoing damp issue through the building fabric or the like.
The terms Dilapidations is normally used to cover defects which Tenants will be required to deal with - or pay to have remedied - when vacating a leasehold property. We can prepare and serve a landlords schedule of dilapidations on the outgoing tenant and if necessary, ensure the repair works are carried out in accordance with the lease or to negotiate and agree on costs involved to undertake the repairs.
