Element Architects are based in East Lothian, providing full architects services to Edinburgh, the Lothians, Borders, Northumberland, Newcastle and surrounding areas. Element Architects Ltd. is an independent company providing complete Architectural Services specialising in remodelling and new build residential properties for home owners and private devlopers and small to medium sized commercial developments.
We are aware that for our private clients, renovating, extending or building a new home may well be the first contact with the architectural design and construction process. As part of our professional service we will guide you through the staged processes, timing and costs involved in a clear, pragmatic and transparent manner.
This initial phase of work involves setting the parameters for the project and identifying the constraints that will need to be addressed within the design. We develop and test design options to reach a preferred scheme, which will then be developed to full scheme design. The first task with any size of project is to establish your aims for your project, including aspirations and what you hope to achieve within your new space or building.
The planning approval process ensures that a proposed development is lawful. It requires that new schemes are assessed by the Local Authority to determine whether a development is acceptable. Not all projects will require approval and Permitted Development Rights set out criteria for development that doesn't need Planning Permission.
Whether or not a planning permission is required for a particular site and scheme, all new building work including refurbishment and alteration of an existing property is legally required to meet relevant current building standards. Areas addressed include thermal performance; fire & safety; structure; heating systems; energy & sustainability; ventilation; acoustics; lighting accessibility; sanitary and other relevant standards.
