Abode Surveyors is based in Essex and much of our work is in Essex and East Anglia, although we can travel further. Our extensive experience covers residential and commercial property and we deal with all types of buildings, old and new. A survey will help you to make a reasoned and informed decision on whether to go ahead with buying a property. Before you decide to commit yourself legally, you can limit the risks by asking a chartered surveyor to answer the following questions for you. Arranging your own survey is the simple, cost-effective way to avoid unpleasant - and perhaps expensive - surprises after moving in.
Although by its very nature the fixed Homebuyer Report has limited space to discuss extra issues, the bespoke Full Structural Survey (Building Survey) can include every query you have, from concerns about roof leaks to plans for a loft conversion. A Building Survey is suitable for all residential properties and goes beyond the limitations of the Homebuyer Report providing a full picture of the construction and repair condition of the property. It diagnoses defects, suggests remedies, together with a cost breakdown and gives advice on future maintenance requirements.
This is a budget, simplified version of a building survey and we use a standard format published by The Royal Institution of Chartered Surveyors. It is suitable for houses and flats built from early 20th Century to date and either of standard or simple construction. Unlike the full building survey, this service also includes a valuation and a fire insurance reinstatement cost valuation.
