A huge problem with old buildings is a lack of experienced building surveyors capable of assessing them, be they listed or not. Modern building techniques began to be introduced in the second half of the 19th century. Cement-based mortars, renders and plasters came into general use during the late 1940's. Modern techniques rely on impervious outer layers, cavity walls and barriers against moisture. Such systems are incompatible with the traditional solid walls of period properties.
The decay of stone and brick masonry is a serious problem for many period properties, as this leads to the physical loss of the outer protective fabric surface, and original appearance. Incorrect repairs using hard cement mortars restricts the ability of the external fabric to release moisture, which over time will cause lateral damp penetration and internal dampness.
At our board meeting yesterday the Trustees all commented on the excellence of the work you have done for the Friends of Northwood Cemetery in re-pointing the west wall of the east Chapel. We were particularly impressed with your enthusiasm for working with lime mortar and the pride you take in your work.
