All landlords are required by law to have a valid Gas Safety Certificate for each property being let. The Gas Safety Certificate must be renewed every year and you must get it from a Gas Safe Registered engineer for all pipe work, gas appliances such as boilers, and flues installed in your property.
Most manufacturers will not come out to a broken down boiler unless the boiler has been serviced every 12 months. They will also want the benchmark and commissioning page filled out and to hand. If this is not the case then they will not honour their warranty. We can remove this worry and ensure that everything is in place.
At Central Gas Safety we understand how important your boiler is. A system that has failed and is need of repair, should not be used and needs to be inspected as soon as possible. This will avoid any further damage or more serious issues that arise from using it. While regular boiler servicing helps to prevent problems, sometimes parts need replacing.
Before you buy a home it is advisable to organise for a Gas Safe Registered Engineer to undertake a thorough inspection of the gas appliances within the property. Reports on these appliances are not normally included in the home survey but can save you thousands - we are often called out to repair or replace boilers within a few months of homeowners moving in.
A new Code of Practice guideline set by the Health & Safety Executive means that all landlords and managing agents must now conduct risk assessments for legionnaire's disease in rented accommodation. As a landlord, if you have a leaking pipe or broken tap within your property, you would be the responsible person for the repair so this new legal requirement also applies to you.
