Richard Veal Architectural Design provides an efficient low cost Architects drawing/design service for your Planning and Building Control passing of plans needs. I am able to undertake projects in all parts of Cornwall, from St Ives to Truro, Falmouth, Newquay, Bodmin, St Austell, Penzance, Camborne, Redruth etc. The cost to you starts as low as 500 for a simple planning application for your rear extension please call me for more information and advice.

My work over the years has been varied from major School projects (for Cornwall County Council), Health care centres, Large retail developments, Student Accommodation blocks for 'Unite', general housing projects large and small, down to small kitchen extension, barn conversions, loft conversions and flat conversions.

Your Planning permission and Building Regulations plans will be drawn on CAD with full building regulation specifications, Architects details, plans, sections and approvals from your local Council.The aim is to provide an economical and professional service for all projects no matter how small, I usually take pride in turning most of my jobs around in two weeks to the initial set of drawings.

Many projects like loft conversions, single storey rear and side extensions can be built under the Permitted Development remit, in this case I advise you obtain 'a Certificate of Lawful Development', so that you can be certain of the legality of your build before spending money on it. The process is much the same as a planning application but can be quicker and the fee for the council is less.
Most projects need Building Control Approval, I will advise you on this at our first meeting, the process is not as uncertain as applying for Planning Permission as the approval is always given if you comply with the rules. But having said that the fines for not complying in extreme cases can be very large or in some instances even prison!
Some have been converted to holiday home and the smaller one demolished and will rebuilt as a new build holiday home. Up to recently Barn Conversions have needed full Planning Consent. There are no current plans beyond the three years and therefore we advise landowners to seize this opportunity now.
