Leigh W Franklin has been involved with business rates valuations and appeals for some 25 years, including 7 years with the Valuation Office. In most cases only one appeal is permitted so it is advisable to use an experienced rating surveyor. It is essential that a full appraisal and valuation are initially undertaken to establish whether or not an appeal is appropriate.
This appraisal is completely free of charge. A fee is payable only when the appeal process is complete and the client has received their refund/credit from the rating authority. Business Rates is a form of taxation levied on the occupier of commercial premises. It is collected by the local authority on behalf of the government.
Rateable Value - Business Rates Appeals - Rating lists are compiled every five years - 1990, 1995, 2000, 2005, 2010 and so on - this is known as Revaluation. Transitional Arrangements - The basic principle of non-domestic rates is that the amount payable per year is the Rateable Value multiplied by the National Non Domestic Rating Multiplier or Uniform Business Rate (UBR).

Services
I am a Fellow of the Royal Institution of Chartered Surveyors and a Corporate member of the Institute of Revenues Rating and Valuation. I have been involved with business rates valuation and appeals for some 25 years including 7 years with the valuation office. I offer an individual and professional service and my fee is purely success related, if I don't secure a saving there will be no charge for my services.
Full service from initial appraisal to negotiations with the Valuation Office and checking of refunds/credits. I have an excellent track record of successful appeals on behalf of many clients. However, not every rates assessment is excessive and for that reason I carry out a full appraisal prior to recommending an appeal.
Business Rates are payable on every property that has an entry in the Rating List. The Rating List is compiled every five years by the Valuation Office Agency (VOA). It gives details of every commercial property in England and Wales. There is a similar document for properties in Scotland called the Valuation Roll, which is compiled by the Assessors Office.
If you have any enquiry at all, please feel free to get in touch and we will do our very best to help. If we don't offer the service you need, we will know someone who does!
