Adrian has been active in the UK property industry for over 35 years. Initially in transactional advice on sales and leasing in the City of London and the West End markets and latterly as Director of Commercial Agency and Investment in a large West London company specialising in retail and investment markets.

WOULD GIVE NO STARS IF I COULD.
Have never written a review before but doing so to warn others to AVOID this firm. It was questionable whether Aspect were working for me , I was paying in good faith for a service, or the housing association. It certainly seemed like the latter.
I engaged Aspect to value my property when staircasing with shared ownership. A neighbour had used them and was happy so why not. Should have taken more notice of other reviews as the valuation I received was ambitious to say the least. Comparables used bore no relation to my flat and valuation gave details of amenities

Used as part of the valuation panel of very large housing association to do a staircasing valuation. The value placed on the flat was £65k higher than the value placed by another independent RICS surveyor and £60k higher than the bank's valuation for the mortgage. All comparable properties listed on the valuation sold for significantly less than the value placed on our property (£45k - £150k!). We challenged the valuation with no success and no proper justification.

I used them as they are on Notting Hill housing association recommended surveyors panel.
I received the report after constantly chasing them for two weeks. When I received the report, they valued the property by 10k above the market price. The methodology used by them was not for like to like and one the property used in their report was taken off the market and not sold. This affected my mortgage application/amount as the bank valuation was different. I had to chase them on a daily basis via emails and phone calls to change the report but still no luck. I used them only because they were cheaper

If you are thinking of using them because they are on the housing association's recommended panel, think again! Their low price may seem attractive at first, but you may end up losing much more...
From my experience:
- Their internal communication is poor and messages often do not get actioned on.
- They are very slow .e.g took more than 4 weeks to follow up.
- The valuation was done hastily, no actual measurements were taken, and didn't seem to have much impact on the judgement.
- The 'valuation' seems to be a desktop based valuation... using the asking prices of adverts on Rightmove.

I rang them up for a valuation and they were able to schedule the visit in within a few days. The first valuation report was delivered on time, cost less than the standard rate and was a fair valuation. The follow up valuations reports have been quick, and easy to order. There is always someone at the other end of the phone to chat to, which is very helpful.

It all started so well, their price was a good £80 cheaper than the other quotes I got. I had to wait nearly 3 weeks for an appointment but thought it would be worth it to save some money.
Bad move. It's now been 2 1/2 weeks since the surveyor came and I STILL don't have my valuation, even though I was told it would take 7 working days. Emailing every day does nothing, calling sends me to a different person each, who take my details and tell me they'll call back (which of course they don't).
Wish I'd read some reviews before I decided to use them, my flat would be on the market by now if I had
