AK Property Consultants is a modern firm of Chartered Surveyors formed by Karl Charalambous BSc (Hons) MRICS Registered Valuer. We have had experience surveying, managing and valuing residential and commercial buildings and estates in both the private and public sector. Karl has worked for developers, Hampshire Constabulary and several surveying practices within Dorset and Hampshire over the past 18 years.

There many different surveys relating to commercial premises required at different stages of a properties occupation. It is important the correct survey is chosen for its intended use. Following are a few examples of surveys we carry out on a regular basis. It is just as important to instruct a pre-acquisition building survey for a commercial property as it is for a residential property.
Both Landlords and tenants have very specific repairing, decorating, statutory and reinstatement obligations in their leases. Either party can serve a dilapidation schedule should these obligations have been breached. There are 3 types of schedule of dilapidations and the choice will depend on the strategy and timing of the schedule.

Karl is straight talking, which is what you need. His reports are detailed and calls you to talk you through the main points first soon after he has done the survey, so you get a heads-up before he completes the written report.

Karl has an excellent eye for detail; allowing him to produce thorough and comprehensive reports on any property, which are clear and easy to follow. He will chat with you on the phone about the report, making sure you understand which issues are costly and urgent, and which ones are not a big deal. This is important because it can feel overwhelming to look at a long list of potential problems. He puts us at ease every time and we have 100% confidence in his work.
