Modern garden rooms do not usually require a planning application as they fall within permitted development rules under class E. This is pre-approved planning permission as long as your room is built subject to a number of limits and conditions 
There are many different types of granny annexe – each with its own unique benefits – but our garden annexes tick all the boxes like no other. Spacious and fully customisable, they are an affordable granny flat solution that will stand the test of time. The combination of innovative materials and building techniques guarantees a lifespan of at least 30 years, so you know you’re investing in a long-term space solution. And because they are prefabricated, our garden annexes can be assembled quickly and easily with minimal disruption to your property. 
Garden offices can be custom designed and constructed from the ground up, and also fully tailored to one’s ideal specifications (bespoke garden buildings). Many garden office construction companies also offer pre-designed options which makes the entire process not only a lot easier, but also much more affordable as well. Gallery

The whole process was brilliant, starting with the easy design of our garden room using their 3D online tool that literally let's you choose every detail. Special mention to Jann who let us visit the showroom in her lovely home twice to help us get an idea of sizes and colours. It was a pleasure working with you and you're the reason we chose MGR.
No hard sell, what I really liked is that their design process let's you choose the spec to suit your budget, so if you want to go bells and whistles you can, but you can also get a beautiful room to fit your budget. It really was a consultation rather than a sales process and the fact they build everything on site (not pre-fab) means that minor changes can be made on-site if you change your mind once you see the building go up.
A huge shout out to Aedan and Cory who were heroes working through 40-degree heatwaves over the summer to get our room completed on time. Definitely a young man's game! I looked at a dozen options before deciding and have no regrets at all.

Absolutely incredible. I was a little bit nervous about buying from the internet, but Mandy invited us to see her own room, and was very accommodating with the payment process. The construction process was outstanding. The team arrived on Tuesday lunchtime and by the end of the week we had a perfect garden office, fitted to our own spec and really well-built. The craftsmanship of the work is first class and the speed at which the team worked was incredible. Absolutely no hesitation in recommending these guys to anyone.

We had our new 3m x 5.5m garden room installed by the team from MGR at the beginning of July 2022. We are really pleased with the room which looks fantastic and it is just what we wanted. The installation team, Steve and Sam, worked tirelessly and were absolutely brilliant. I would have no hesitation in recommending this company. Well done!

Super happy with our garden office. MGR were incredibly flexible as we had to postpone the delivery date by months for a variety of reasons. We've had a couple of minor issues that needed fixing after installation (scratched glass and a jammed window) both of which were quickly resolved to our satisfaction. All in all they've been extremely helpful and would highly recommend.

Choosing a Garden Room is like looking for the best mortgage deal or any insurance product - however, why did Modern Garden Rooms stand out to us? Well the ease of configuring your ideas on line to completing the enquiry form - then enter Mandy. Mandy called me and spoke to me for at least 30/40 mins and within this call it gave us not only a better idea of that we would like and need but also the confidence in Modern Garden Rooms - which was then followed up with a visit to her home to view garden room options in the flesh.
Great job and we are absolutely delighted with our Garden Room and the quality of finish and speed in which the crew completed the build. Thoroughly recommend in fact we have already recommended my sister who has recently placed a deposit down. Do get in touch

From start to finish the Modern Garden Rooms team we're fantastic. Michael was great with the plans and talking us through our options and what would work to make the most of the small space we had. Martin and Lewis came to construct the room and were professional from start to finish. The build quality is absolutely fantastic and 4 years later it still looks amazing and has transformed our space more than we thought possible.
All the materials had to come through our house. We have no other access to our garden. They left the house and garden spotless. I would absolutely recommend Modern Garden Rooms to anyone thinking of investing in one. Ours started out as a playroom for the children and is now a home office / mum space!

Scott and Bobby did an amazing job of building my garden room and the customer service and support from conception through to completion of Jonny and his team was excellent. I'm really chuffed with the outcome and the quality of the build. They made a significant investment really easy to decide upon. Couldn't recommend Modern Garden Rooms highly enough!

From start to finish the design consultation and technical information I needed was only a phone call or email away. I never felt as though the project dragged on longer than it needed to, despite the delay due to COVID; which was absolutely understandable and was communicated with me well in advance. The design is superb and the final building has exceeded all expectations.

Of about 10 companies I originally looked at, Modern Garden Rooms were best of price, quality of finish, turnaround and communication. The installation team; Tim and Ed, did a fantastic job! They worked really hard throughout some very hot weather and were always punctual, tidy and good company; going the extra mile to get the project done by the deadline. What can I say but thanks! Martin and Jack did a brilliant job and the garden room certainly beats our expectations, a big thank you also to Michael ( the owner ) for all his help. I would have no reservations about recommending Modern Garden Rooms to anyone who wants to add a great usable space to their gardens. We booked our garden room in April for fitting in August, being busy is a good sign it seems, The quality of these things is truly insane, and the cedar finish is beautiful and smells amazing, and the speed at which they build (from scratch! ) is incredible. Day one was amazing to watch. The entire team worked very well, and customer service after was quick to reply too, I'd highly recommend MDG's to anyone. Well worth the wait. 5 stars
