Over the years we have been involved with underpinning many buildings throughout Hampstead, back in the late 70 claims on properties for subsidise took off, realistically this was when I was an apprentice and i learned my trade, we would go from property to property underpinning for the insurance companies.
The problem with this property was that the original builders didn't install the correct waterproofing membrane when building the basement. Our contract was to strip out the flat and store all the salvageable items, install a new waterproofing membrane and re-fit the flat back to its original standards.
This project is still ongoing. This block of flats is 7 years old, so it's relatively new, but had developed problems. After extensive investigations by surveyors instructed by the insurance company, a specification of works was drawn up and Hampstead Builders Ltd won the tender to carry out this work last year.
This property was an old council house and had been converted into three flats back in the 70s. Camden Council had neglected the property for some time and as part of their policy of regenerating their property stock, they sold the property off to a developer. We were asked to price for the complete modernisation of the property a new basement and a loft conversion.
