TSJ Drawings provide architectural planning drawing services throughout London and the South East. Our service includes giving you the information and planning drawings. Necessary work for planning applications and building regulations, at an affordable price. Other drawings facilities are available.
Planning Applications are submitted to the Local Authority ( L.A. ) and are handled by a Planning Case Officer. The Planning Case Officer will consider the application details, drawings, neighbours comments, local parish council comments, Highways issues, local planning policy issues and guidelines, carry out a site visit and then make a recommendation, for the FORMAL planning decision.
These are the construction notes/details and are submitted to the L.A. with the FULL Building Regulations application form on your behalf. They explain HOW we will build the project/extension/conversion/new build. They will be examined by the L.A. Building Control Dept and each area of the project will require these approved notes/details.
Beams and columns will be specified in detail with sketches, so that the steel fabricators can manufacture the correct beams, with the connection details outlined in simple terms. Padstones and additional detail information is provided, for the whole area of structural integrity. Foundation sketches, structural engineering drawings and details are provided where there are structural issues, due to project circumstances.
These are very popular, as they are generally simple to construct and the bulk of the work can be carried out, before the entry point to the original house is started. This means that you can carry on living on the inside of the property, for the initial part of the construction process. Single Storey extensions create extra space for bigger kitchen/diner areas ( open plan ) for a new design of kitchen.

I wouldn't even give 1 star but zero was not an option! Awful service, basically took our money and left us high and dry. We had issues with our neighbours over a party wall agreement and needed structural calculations to progress. Whilst one part of the service was provided for some roof calculations Slade did not finish the job despite paying him for the service and then ignored all our calls and emails. The stress and delays he caused me as well as leaving me out of pocket whilst I was pregnant is disgusting. I am now following this up with the small claims court as people like this should not

Loft conversion, building regulations were carried out effectively and efficiently. Structural engineering very detailed and we had a few questions that were answered for the builders.
Builders said the drawings were clear and have engaged TSJ Drawings on another project.
Would recommend and use them again.

We've had a great experience with TSJ after our existing architect let us down on several points.
Slade has been very thorough and asked lots of questions, explaining the impact of each decision on the project going forward and guiding us where needed. The pricing was clearly laid out from the start and we have not had any nasty surprises. I really wanted to write this review as our experience has been so different from the one above!
