I aim to offer specialist and impartial advice on all structural matters relating to property purchase. I have many years of relevant experience and I am now semi-retired. I will be pleased to discuss any of my clients' worries, and can tailor reports specifically for their needs. To most, a house is the most expensive purchase of their lives.

We would not contemplate buying a property without the professional advice of a solicitor or conveyancer to prove the title, yet we often don't see the need to obtain a professional survey which informs us of the condition of the bricks and mortar. I am a Fellow of the Royal Institution of Chartered Surveyors (FRICS) and I qualified by examination in 1979. I specialise in the speedy preparation of all types of survey (both for purchase and pre-purchase). I endeavour to make my reports both easy to read and understand and I will be pleased to discuss any property related matter with my clients.

There are so many problems that can affect property ownership - some are connected with structural matters and the fabric of a building, whilst others may be less obvious: e.g. I see my task as being my client's informed eyes and ears and, using my experience gained over 35 years, I will identify issues of concern that may require further investigation.
This has one purpose only - to satisfy a lending institution that the house you want to buy is a sufficiently valuable asset which can be sold to repay the loan should you be unable to keep up repayments in future. Although you, as a purchaser are owed a 'duty of care' and will pay all costs of the 'valuation', the report is designed specifically for the needs of a Lender.
If you had seen some of the things that I have seen over the last 35 years, you would certainly have a survey! I am now semi-retired and keep my small business both 'personal' and below the VAT threshold. Time on site takes as long as is needed to do a good job. Time from instruction for me to proceed to receipt of report by email (hard copy to follow) is usually about 5 to 7 days.
Here follow a number of property deficiencies that I have seen over the past two or three years. I hope that these show that some defects are not all very obvious - many of these pictures show defects that prospective clients were unaware of before they commissioned a survey. I will endeavour to update this list of pictures from time to time.

Chris clearly knows his stuff from having many years of experience, and pointed out a number of concerns that I hadn't even noticed. The report was well detailed and informative. He was also more than happy to spend time one on one to discuss further.
