With over 10 years of experience, we provide a range of surveys on domestic and commercial properties across the North West. From our office in Preston, we cover Lancashire, Cumbria, Greater Manchester, Merseyside, North Cheshire and North and West Yorkshire. After initial contact, we will discuss your needs and then we usually spend around 3 to 4 hours on a full property inspection, depending on the size of the property.

All our surveys include a detailed report, written in plain English and complete with photographs. We are available to discuss any defects in detail with you and can also advise if there are any possible repairs needed. We are fully certified building surveyors and members of RPSA (Residential Property Surveyors Association) and CABE (Charted Association of Building Engineers).
Services
Mortgage lenders, financial advisors, solicitors and conveyancers all recommend that you get independent advice about the property you are about to buy. This is important as the survey by Which? also found that for those people who did not get a survey, on average 1 in 4 spent over 2,500 and 1 in 10 over 10,000 fixing serious defects, which might have been uncovered in a survey.
This survey is for properties built before 1920, historic or listed buildings. It also includes buildings of unusual construction, including timber frame and anything that has had extensive alterations or major extension work. This survey is for any potential defects or problems with your current property that may be causing or is likely to cause longer term issues.
Good quality detailed survey provided within a reasonable time-frame for all involved. We are more than pleased with the information Malcolm has provided. The surveyor will inspect the property from top to bottom, both inside and outside. All surveys are none invasive so we do not lift carpets, or unscrew anything, or move heavy furniture. No, we arrange everything through the estate agent and with the vendor and will contact you once the survey and report are complete.

Having made an offer on a house i was appointed Simon for the survey on the house in Workington.
Having previously been looking in Scotland, we were well aware of what you normally see on a report but was blown away with the level of detail and some of the photos that Simon had been able to take.
The report was very informative, by page 36 we were already pulling out of the sale but still had some 90 pages to go.
We knew there would be some issues with the house, there always is, but this was just too risky as once we peeled a layer off, there was the potential to find something else wrong.

This firm surveyed our house, and spotted a serious issue with it that a previous surveyor hadn't. We and the purchaser negotiated a [fair] reduced price of our house [in part] as a result. Notice to all home owners - walk around your house every now and then and really look at it - because we had never noticed that the timber support above our bay window was rotting, and neither did a previous surveyor for a prospective buyer who, regardless of this issue he never knew anything about, had never owned an older house and decided that he wanted to buy 'new build'].
This firm also surveyed a house
