A building survey involves a detailed examination of all accessible parts of the property and can be tailor made to suit your individual needs and concerns. A property valuation is an inspection of a property carried out on behalf of the mortgage lender. A valuation is not a survey. It's a limited inspection to identify problems that affect the security of your mortgage lender's loan. You should not just rely on the information provided by a valuation when deciding whether or not to purchase a property.
The Party Wall etc Act 1996, applies where someone wishes to carry out work on or close to a boundary. The work may be the erection of a new structure, changes to an existing structure or an intention to carry out excavations within a specified distance of an Adjoining Owner's property.
We provide Land Registry compliant plans for land owners and solicitors, where a plan is required for first registration, transfer, or long leases. A lease plan is a scale drawing of land and buildings described in your lease, depicts areas which are shared in common with others, marks any rights of way that are granted, and shows boundaries/buildings marked and detailed with accurate measurements.
Many buildings old or new have some defects, and require repairs and replacements from time to time, to keep them in satisfactory condition. This style of report is a valuation and not a survey. It is a property inspection undertaken to provide an opinion on the current open market value of the property and is an equivalent to a report provided for financial institutions including building societies and banks for loan security purposes.

Customer service and interpersonal skills very poor, defensive, arrogant, does not listen, talks over you and publishes on google that there is a mundic report on your property even when there's no mundic in your property and the report is 100% negative, leading any lay person to believe your property has mundic. This is very disingenuous behaviour and gives surveyors and RICS a bad name. To illustrate Wayne's Tieken general attitude during our conversation, in his own words Wayne said, 'it's my report I can do what I like with it'. Clearly as the proprietor Wayne answers to no one, except that is the CUSTOMER, so BUYER BEWARE and know there are many other mundic surveyors available. By publishing such information Wayne Tieken is obviously trying to sell the report again for a quick buck. For what good it will do, I am going to bring this matter to the attention of RICS
