Services
Chartered Surveyor, Registered Valuer, and Chairman of Independent Surveyors and Valuers Association (ISVA), Ian Vicary has worked in the property business for over 25 years. Ian started work in Hampshire for the civil service (Defence Land Agency). On qualification, he moved to Tavistock, Devon, working a small multi-disciplined practice.
Wessex Surveyors is a multi-disciplined and experienced firm providing a wide range of survey, valuation and planning advice on residential, commercial and rural properties throughout the Wessex Region. Our services include building surveys, home surveys, limited defect reports, snagging lists and bespoke reports which provide the required information in a form that is best suited to your purposes.
The ISVA HomeSurvey Level 2 Report - This type of report is suitable for most conventionally built residential properties, constructed since around 1900. Properties that are unusual by virtue of their design or construction, or those that are particularly large, converted or extended and altered would require a more detailed report, such as a Building Survey Level 3. We will advise you further in this respect, during our preliminary discussion.
A Building Survey Level 3 is suitable for all types of buildings but is advised if the property is pre-1850, Listed, in need of extensive repairs or if it is constructed using non-traditional building methods and materials.
We are often asked to look at specific defects by current home owners or prospective buyers, rather than carry out a full comprehensive survey report on the whole property. This can prove cost effective especially if only one type of defect concerns you, but if there are a number of defects or possible shortcomings then either a Home Survey Level 2 or Building Survey Level 3 would prove more cost effective and appropriate.

The recently provided survey report was efficiently arranged, promptly inspected and issued. The content of the report was clear and concise. Better still, Ian made himself available to discuss any concerns in more detail, which dare I say it, is a rare occurrence these days in the provision of professional services.

Ian carried out a survey on a property for us, he took the time to meet us and walk through the property giving us the most fantastic explanation, he is really great at his job and it was a pleasure to listen to him.
He provided a very comprehensive report, which has helped us on this occasion to decide not to proceed.
I would totally recommend Ian to anyone wanting an independent view on a purchase.

Highly recommended. Ian gave us a comprehensive survey written in a way that is completely understandable so both practical and clear. Julia in the office was lovely to deal with too, always helpful. We've had a really good experience despite a crazy busy time for property at the moment.

Wessex surveyed a 1950s property with extensions before we purchased. The survey gave a comprehensive view of the property highlighting current and potential problems, and noting where maintenance was needed. The accompanying photos showed where issues were and were very helpful in understanding the written report. They have been prompt to reply to any questions we had. I am happy to recommend them.

We contacted Wessex Surveyors to examine some cracks on the interior of our house. Ian was entirely thorough and professional with his close examination of the walls and exterior -despite our enthusiastic children seeking to distract him. We talked through a lot of the potential problems and he shared a wealth of experience from his twenty years+ in the industry. Contact with the office has been speedy and efficient and they've really helped us make informed decisions going forward with the maintenance of our property. We'd thoroughly recommend them.

Moving house in the middle of a global pandemic with associated lockdowns AND within a short Stamp Duty Holiday is stressful enough. Ian (Surveyor) Julia and the rest of the team at Wessex ensured that at least one part of the process ran smoothly. I was given a sensible and accurate time frame up front. The Survey was informative, comprehensive but written in layman's terms.. Additional questions I had were addressed promptly and efficiently, and all contacts were managed pleasantly and professionally. Thank you. I have no hesitation in recommending this local independant Company, who actually
