At Thomas Building Plans, we feel the most important aspect of having a home extension, conversion or new build is choice. We have always found that talking through some of these ideas leads to the best design for you and your family, for resale value or for all the many other reasons that exist to make changes to your home.

If you are considering a rear single storey extension, there are several choices available to you. If the rear extension is approximately 3 metres deep, then a lean-to roof may be appropriate, regardless of the width of the extension.
We can show you various design options and only when you are completely content that you have made the best choices, do we then proceed with detailed drawings and plans. We use the latest computer-aided design systems, so you can 'see your new home in 3D' and make any changes or additions, or change your mind completely after realising the potential for your home.
We will achieve the results that you want within the stringent rules and regulations that exist. These rules are governed by your Local Authority. There will be no obligation to progress any further, the choice to proceed will, of course, be yours. This is usually required if you intend to alter your home in any way such as an extension, loft conversion, changing the use of a building (from a house to a shop, for example) or dividing part of your house for use as a separate dwelling (two storey home into separate flats). We engaged Simon to plan our one storey extension. I can honestly say that we were really impressed with his service. He is very friendly and easy to communicate with. He really took the time to listen to what we wanted, answer our questions and drew up the plans accordingly. We've just received planning permission and everything has run really smoothly. We contacted Thomas Building Plans after being recommend their services from a work colleague, who had just completed an extension. From the first meeting Simon was enthusiastic and incredibly helpful in talking through our original ideas and transforming them into something practical. He was able to help us visualise what the finished design would look like and produced the plans quickly so we were able to get them submitted. He was always available either on the phone or via email if we had a question and was quick to respond.

Following a recommendation from a friend to use Simon in the planning of our new two floor extension I can confidently confirm we made the correct choice.
Very friendly, knowledgeable and approachable he guided us through the whole process explaining clearly all stages. As we were new to this we could easily of struggled.
We thought we had a clear design in our heads however with Simon’s recommendations we were able to further increase our floor space through a small design change that’s really made a big difference.
Simon even recommended the builders we used who were simply brilliant.

I have engaged Thomas Building Plans Ltd 6 weeks ago to draw up the plans for my house extension. Simon Thomas seemed very keen, we spoke at length on the phone about my works, he came round and had a look, promised great things and we had an action plan as to what was required. Simon said he would forward me a price in 2-3 days and all was seemingly good, until a week went by with nothing. I tried contacting to find out what has happened, but received no response to any messages left.
