I have been involved in the domestic construction industry in Cheshire for over thirty years. Between 1987 and 2007 I gained a great deal of practical experience from running my own construction company. In 1999 I extended my company's services to provide design for both planning and showing building regulation compliance. I retired from my contracting company in 2007 to concentrate on planning consultancy and building regulation specification.

A two storey side extension to provide an additional reception room with a master bedroom suite above followed by a complete face lift for the front elevation of this 1970s home. This barn leaning against a small single bedroom cottage was used for storage. A hallway was added along the front to connect the three 'bays' of the barn and a first floor structure was installed.
With the exception of certain small projects tthat could be undertaken as permitted development, you will need the permission of your Local Authority Planning Department to develop. Whether it is a new home, extension to an existing home, new buildings within the curtilage of an existing building, change of use of buildings or land, and many other possibilities, your Local Authority Planning Department will want to know about it.
If planning is about what you want to do, the building regulations are about how you are going to do it. You are required to demonstrate, using one of two methods, how you are going to construct a safe and habitable building. It is all about concrete, lintels, steel beams, insulations, timber sizes, and so on.
Areas that include important examples of our social, cultural and aesthetic history may be designated conservation areas by your local authority to safeguarded them from indiscriminate or ill considered change. These areas may contain listed buildings. It is not always enough to protect these buildings in isolation.
