Richard Kay's practice was formed in 1986. Projects mostly concern existing buildings for individual private clients, commercial and community organisations, and local authorities. Work is also occasionally commissioned by other architectural and surveying practices and building contractors.

Services
Feasibility studies and actual contracts to reuse, extend, adapt premises for various day centre, playgroup, ethnic, community and arts uses. Numerous commissions from Communty Land & Workspace Services, with particularly detailed client group liaison. Feasibilities include community campus proposal for Feltham community Association, various ethnic minority and homeless people's day centres.
Survey, repair, restoration, alteration and extension of buildings varied in age, type, and construction, from modest vernacular to Grade 1 listed, including all liaison with English Heritage, Church Commissioners, Her Majesty's Revenue & Customs and specialist consultants and craftspeople. Grade 1 listed house in World Heritage site.
Major repairs and conversion of derelict old dairy in South Tottenham to office/studio for music-industry advertising agency. Maintaining daylight and privacy was particularly difficult as the site was land-locked within terraces of shops and housing. Works included successful party wall negotiations with 11 adjoining owners.
Survey experience includes individual historic buildings such as a 15th Century Kent farmhouse and 17th Century Devon longhouse, numerous Georgian, Victorian, Edwardian, and modern properties. Mass-housing stock condition surveys, and right-to-buy surveys for inner-London boroughs, undertaken for surveying practices.
The service covers design and procurement of building works, related external works, and more detailed interior and furniture design - such as lighting and bespoke kitchen installations. Scope is tailored to suit each client's needs, budget, and site, by detailed discussion - at the outset when possible.
