Smith and Knight Property Consultants is owned and run by Nigel Smith BSc FRICS ACIArb MFPWS. Nigel has 46 years experience in property and has been a qualified Chartered Surveyor for 40 years. He is a well respected and experienced General Practice surveyor and is a regular Expert Witness For Court and Tribunal cases.
In certain circumstances, purchasers or vendors are not requiring to borrow money but wish to know the accurate value and state of repair of a property. Rent reviews are governed by the terms of the commercial lease and by case law. Surveyors provided by Smith & Knight act for both landlord and tenants and have many years experience of dealing with these on all types of commercial property. Rent reviews are usually agreed by negotiation, however if settlement can not be reached the review is determined by a third party surveyor usually elected by the Royal Institution Of Chartered Surveyors.

Nigel was great from the start.
Our original surveyor from a different company had an accident and could not complete our initial survey, however he sent us his notes on the property.
Nigel gave us his honest opinion that we probably didn't need to undertake another survey as the notes from the previous survey would have shown up any glaring issues.
We decided to go ahead with the survey and Nigel managed to fit us in with relatively short notice, even though the property was located on the outskirts of where the company is based he accepted and the survey was very detailed. He has also given

Ive had two surveys with Nigel (one of the properties fell through) and both times the surveys were very thorough with the details in the reports. The surveys were organised very promptly and reports sent quickly too. The best part however, was being able to phone Nigel to go over points in the reports and Nigel's receptiveness to discuss as much as needed on any tricky points. Definitely recommend this company!
