We are General Practitioner Chartered Surveyors carrying out all types of professional work including Surveys, Market Valuations, Expert work including Retrospective Valuations and Negligence matters, Compensation work, Valuations for Marital Disputes, Probate, Inheritance Tax and Capital Gains Tax purposes.

We also have a specialist division which provides specialist valuation advice for flat leaseholders and freeholders in connection with claims for Lease Extensions and Collective Enfranchisement as well as where there is an absentee landlord. Our firm has successfully dealt with approximately 10,000 lease extension and enfranchisement applications in the last ten years.

We have a wealth of experience in representing clients in the First-Tier Tribunal (Leasehold Valuation Tribunal) and handling complex cases. We now deal with Party Wall Agreements and Awards and act as both building owners' surveyor and adjoining owners' surveyor. We also offer Energy Performance Certificates (EPC'S) for every type of residential property.

Alan is a Fellow of the Royal Institution of Chartered Surveyors, RICS and a Corporate Member of the Institute of Revenues Rating and Valuation. He is a fellow of the Royal Institution of Chartered Surveyors and is an RICS Registered Valuer. Andrew specialises in all matters of enfranchisement and lease extensions under the Leasehold Reform, Housing and Urban Development Act 1993 and the 2002 Commonhold Act.
Buying a property is a large commitment and it is therefore important to find out about its condition. There are often defects in a property, which are not always obvious. A survey should be carried out by a Chartered Surveyor who is a member of the Royal Institution of Chartered Surveyors (RICS), in which case he or she will have the letters MRICS or FRICS after his or her name.
Your rights to extend your lease are contained within the Leasehold Reform Housing & Urban Development Act 1993 as amended by the Commonhold and Leasehold Reformed Act 2002 ('2002 Act'). Provided you have owned your flat or maisonette for more than two years, you are entitled to a 90-year extension to your current lease.
Your right to purchase the freehold of your flats or maisonettes is within the Leasehold Reform Housing & Urban Development Act 1993 as amended by the Commonhold and Leasehold Reformed Act 2002 ('2002 Act'). These rights are obtained automatically once you have purchased the property and there is no minimum period of ownership (unlike lease extensions where you have to owned the property for at least two years).
Talbots Surveyors & Valuers is an independent firm of surveyors that specialise in the Party Wall Etc Act 1996 acting for Building Owners, Adjoining Owners and as the Agreed Surveyor throughout London and the Home Counties. Where work falls within the scope of the Act it is necessary for the party carrying out the works to serve a Notice and obtain the affected Adjoining Owner's consent.
