The Party Wall etc Act 1996 made it compulsory for building owners to serve notices on their neighbours (adjoining owners) for any works which would take place on or affect the party wall of the properties. The notice that needs to be served is known as a party wall notice and depending on the scope of the work there are several types of notice that may be necessary.
The London property market is always busy, and the current stamp duty holiday has certainly kept activity high. Despite being the most expensive survey, the Building Survey is the most comprehensive and informative of the surveys available for residential properties and will provide a detailed evaluation of a property's condition. The report will describe the condition of each element of the house and identify the property's defects, their apparent cause, the urgency of repair, maintenance options and may also include an indication of the cost to repair.
