Supported by some thirty years of extensive knowledge in this specialist sector, we provide surgery and medical centre valuations, both for lending and partnership purposes, and notional rent advice to practices across the Midlands.
There are various points when you might need a valuation of your GP surgery and whatever the reason, it's important that you have an accurate understanding of the value of your medical centre or GP surgery premises. If you need to update the value of the premises in your accounts for financial or partnership reasons, you will need a valuation survey from a RICS registered valuation surveyor.
Practices occupying leasehold premises are now subject to a new procedure when dealing with Rent Reviews. NHS England requires rent reviews for surgery premises to be negotiated between the landlord and tenant by an RICS qualified surveyor. A rent review memo must then be signed between the two parties, prior to being reviewed by the District Valuer.
As a GP practice, you need to ensure that the amount you actually receive from the NHS Trust under the Notional Rent or Doctors Rent and Rates Scheme is accurate. In some cases, errors in measurement and space allocation can lead to incorrect assessments. A thorough professional review of the figures and calculations at an early stage can easily identify whether a Notional Rent appeal is required.
