The key to making the most of your loft space is to understand exactly what you want from your home. You may be looking to add a bit of flair to your surroundings. Or, on a more practical level, you might simply wish to make the most of your available living space, especially if your family is outgrowing your home.
Scaffolding is erected and an opening is formed to allow materials to be taken into the loft space. Steels are carefully positioned in the loft area to enable the installation of the floor joists and the removal of the cross members. After the steels are in position timbers are then adapted and added to form the general loft space.
We have summarised this, and added a few pointers of our own, on where we think it's best to position them. ABM are able to advise you on how best to convert your loft space, and then set about transforming that unused space to what ever you require, be it a master bedroom including an en-suite shower room or two additional bedrooms, the options are endless.
Our designer will specify new structural members or alterations to the existing structure. It is also necessary to submit calculations to your Building Control Dept. to justify new or existing members. The existing ceiling joists are unlikely to be adequate to act as floor joists, therefore new deeper joists will be needed.
The new floor and any structure supporting it must have a fire resistance of 30 minutes from the underside. This should extend to the inside face of the external walls. Separating walls between dwellings should have at least 60 minutes fire resistance. Some older properties do not have separating walls within the roof space, or may have holes or gaps in them.
